Even if you’re not rich or a billionaire, you can buy hotels. All you need is the KNOW-HOW and the KNOW-WHO.
For those of you who don’t know me, I own over 1500 apartment units, 40 houses and I have 4 hotels now and am building my fifth one in Sarasota, FL.
Before we dive deep into the HOWS of hotel investing, let me tell you the 3 reasons why investing in HOTELS is so worth it...
1. Hotels make at least 2X the REVENUE on a per room/per unit basis (everything else being equal) with hotels compared to apartments.
Hotels also have MORE income sources than apartments. Depending on the hotel type, it can have income from food & beverage (restaurant, room service), business services, conference & banquet rooms, selling some grocery items, in addition to the same income sources of apartments like vending machines, laundry, pet fees, storage fees, etc.
2. Hotels are LESS management-intensive compared to apartments.
I know that sounds weird and the opposite seems true but this is the reason why I love branded hotels. Hotels like the Hilton, Hyatt, and IHG have developed their own management and booking systems. I still need the right people plugged into those systems so there's upfront work required but once that’s done, the hotel can basically run itself.
3. Hotels, especially the branded ones, have a GLOBAL client base so marketing them to get it filled is not 100% on you. The same can’t be said for apartments.
